Best Return on Investment by Using our Design Plans

You are thinking about selling your home one day.  But it has been several years since your kitchen had a touch-up.

If you allow prospective buyers to see your outdated kitchen, they will probably move on to the next house. The fact is that homebuyers are more interested in the kitchen than they are in any other area of the house.  So you are making an excellent choice in deciding to remodel your kitchen.

How Much Should You Spend on Renovations?

Homeowners often believe that they must spend large sums of money on renovations to compete with their other neighbors who have their home on the real estate market too.  But this actually isn’t true. You will receive the best return on investment (otherwise referred to as ROI) if you lower your budget and begin a kitchen remodeling project that is within the financial means of your location and neighborhood. Otherwise, your house will be priced outside of the local real estate market. For example, your home may be in a city , or for that means a particular neighborhood, where houses are selling for

$200,000 on average. If you were to spend $50,000 on kitchen renovations, the price on your house would be over-inflated and not a wise financial decision to make.  Sometimes we get caught up with the fact that we must “sell the home” and “do whatever it takes” to get it to sell.  But at the end of the day, if you don’t get a good return on investment, it just isn’t worth it.

The better plan is to give it a facelift, and you can do this with our “footprint kitchen plan.” This plan keeps your flooring, walls and plumbing intact and replaces the old fixtures and finishes with newer ones. It eliminates the need to pay high construction costs and offers you the highest return on investment when you only need minor repairs. It will also require less time than more extensive renovations. Since none of us can predict the future, choose this option if you believe that you will want to sell your home in less than 10 years.

The Custom Remodeling Plan:

On the other hand, your kitchen needs a full-scale remodeling job, you would be doing your home a disservice if you opted for the footprint kitchen plan. This would backfire and would not provide you with the return on investment that you are seeking.  You can determine if your kitchen needs major repairs by doing a simple inspection. For example, your cabinets may be so fragile that they would not survive for very long after your Naperville kitchen remodeling contractor re-faces them. In this instance, it would be in your best interests to choose our custom plan.  With the custom plan, you can move walls to alter the layout of the kitchen. You can also increase the lighting by adding new fixtures, but you don’t have to stop until you have the counter space and plumbing fixtures that you desire. This option is advantageous to those who know they will remain in the home for more than 15 years.  This is where you gain back your return on investment by the longer amount of time you stay in your home.
