My realtor wants me to fix up my home in a major way. Should I remodel bathroom to sell my house? What about my kitchen – should I consider remodeling the kitchen to put my house on the market? Does this sound all too familiar? If so, check out my video below. [ Click on the arrow in the middle to play the video. ]
Should I Remodel Bathroom To Sell My House
The answer to this question really depends on how long it will be before you think you will be selling your home. If you are selling in less than 3 years, I definitely would not remodel. You just won’t get enough return-on-investment, but there are some updates you can still do to sell your house quickly. Click here for my post on 5 Tips to Sell Your Home Fast.
If you aren’t selling for the next 5-10 years, then doing a complete bathroom or kitchen remodel project would prove to be a better choice. Keep in mind, if you know you will be moving in 5-10 years when remodeling – stay with a classic look that will last in regards to the design style. And if there are any moisture problems in the bathroom, you will want to have them taken care of.
When to Just Freshen Up Your Home
If you are selling in under 5 years, I would recommend just freshening up your home such as:
- Painting high traffic areas, doors & trim
- Changing out hardware on doors & cabinets
- Replacing faucets & toilets
- Installing new countertops
- Replacing light fixtures in the bathroom or kitchen
- Remove wallpaper and apply a fresh coat of paint
These are all cheaper options that brighten and freshen up a room without the large expenses of a complete remodel. This should help you when you are considering should I remodel a bathroom to sell my house.

Final recap – my feeling is it’s much better to just freshen up your bathroom or kitchen instead of a complete remodel. There is a good chance your new home will either need to be remodeled or things replaced, so why not invest your money in your new home?
